In Bloomfield the taxes are much lower in the South end (bordering Newark) than in the North end bordering Montclair (Brookdale park area), even though the properties and the houses in the South end are double the size. From what I understand it has to do with the resale value. As for the Montclair taxes which are absolutely insane, the pattern really doesn't seem to make any sense. It's not based on property size, or location. If my house in Bloomfield's North end would be moved literally 4 blocks to Montclair I would be paying over $12.000 in taxes, almost double the amount I pay now.

That's why we bought in Bloomfield.
We looked at houses in Montclair and couldn't believe the taxes that were being paid...and drive around Montclair in the winter- not much plowing going on...all of that and you can't even park on the street overnight!!
